SALASPILIS HOUSING DEVELOPMENT

The objective is to create an urban development strategy of the quarter, including: – potentialy shortest service roads (underground networks); – clearly articulated outside areas with different levels of privacy (public, semi-private, private); – buildings with different characters in ratonally sized groups; – clear demarcation lines between the groups of buildings and their territories;
– tactics of how the architectural diversity is reached with minimal means; – right orientation of all terraces and balconies; – vehicle parking close to inhabitants‘ home; – flexible use of the southern servitude; – the ability to build groups of houses in stages without disturbing the neighbours.
The landscape in the develompent consists of the existing (forest, slopes) and the new components (greenery, welfare elements). The landcape includes: – seamless access to the existing forest and it‘s visual integration for all the inhabitants; – exposing the character of the existing terrain by placing groups of buildings on various levels (on the peaks the buildings are taller, on the lowlands – lower.); – designing the internal recreational ring (approximate span – 500 m) which connects various building groups. An additional green alley is formed in the southern side of the development.
There are three different kinds of pedestrian paths: public (located next to the street), semi-private (accesses to the doors and yards) and recreational community path. Each kind has a different material. An exeptional feature of the quarter – it‘s internal forest on the slope. Such topography enables to create a balanced environment of sunlit and shaded spaces, as well as an interesting recreational ring path with slopes. There is a possibility to install a comunal afmitheatre (outside auditorium, children theatre etc.).
Two different housing types were selected – multistory apartment building (four levels) and a queue of blocked apartment dwelling houses. These elements vary throughout the development. Multistory apartment blocks Each building has one section, four levels and five apartments on each floor (typically). Four out of the five apartments are in the corners of the buildings facing two directions. The three multistory apartment blocks can be modified by following means: -covering part of the surfaces in timber finish (cheaper alternative – dark plaster); -altering the top floor layout and silhouette; -joining two volumes with a glass staircase. Blocked apartment dwelling houses The blocked queues are composed out of four different types of blocks, depending on requirements. The blocks can be arranged in a different order, they can be replaced by each other depending on demand. Each block consists of two different apartments: one-story apartment on the first floor with a private yard outside; the apartment above can be one or two story high with a terrace. Different exterior finishes are proposed for the lower and higher apartments. Each apartment has an independent entrance, therefore two higher apartments are designed with entrances from exterior staircases. Yards of the blocked queues are facing the semi-private zones and are positioned on different, descending levels.
Functional layout of the apartments
The layout is rational, the entrance hall is articulated. Most of the apartments have the option of separating the kitchen. The wet zones are placed at the center of each building, therefore it is not difficult to join apartments. Each apartment has at least one balcony, also two sided or south orientation. All of the blocked queue apartments have two-sided (east/west) orientation.
The proposed volumes are rectangular. There are two types of exterior: the dominant one is light plaster, which is supplemented by volumetric wooden segments. This way the facades are not visualy “crumbled“ with different insertions or decorations, contrariwise they are divided into smaller volumes and humanize the scale of the environment.
